A timber revival: Code changes and evolving priorities give contractors opportunity in wood building

By the middle of the 20th century, tall wood buildings seemed to have topped out. Canada’s “brick and beam” construction boom of the late 1800s and early 1900s had run its course, overtaken by new concrete and steel structures seen as both sturdier and more resistant to fire. Decades later, wood building is undergoing something of a renaissance. “There is a rebirth of the good old heavy timber,” says Erol Karacabeyli, lead scientist in the Sustainable Construction group at FPInnovations. “If a construction company doesn’t have a wood strategy, I think they may miss some opportunity,” he says. Changes to the National Building Code of Canada (NBC) are expected to officially herald in the new area era of wood building later this year. …Potentially high insurance costs for timber builders is among the barriers to entry. …A growing pool of suppliers may also help bring costs down.

DIALOG develops system to build 105-storey hybrid timber towers

Design firm DIALOG has developed a prototype design that could see hybrid mass timber towers sprouting in major cities and climbing as high as 105 storeys. The patent-pending design will also produce hybrid timber towers that are zero-carbon—a made-in-Canada solution to one of the world’s most pressing issues: climate change. DIALOG’s prototype hybrid timber floor system (HTFS) would use a unique combination of sustainably harvested timber, steel, and concrete. The system will allow for hybrid wood buildings with fewer support beams resulting in more spacious floorplates, which can be built to greater heights. The result will be cleaner, elegant towers that will fight pollution rather than cause it.

The advantages to building with mass timber are clear: compared to steel or concrete, wood is a renewable resource with the potential to sequester carbon. This makes it a construction material of increasing import in the era of anthropogenic climate crisis. Two recent Canadian publications help equip architects and engineers in using mass timber. The Canadian CLT Handbook, published by forest products research organization FPInnovations, is a two-volume reference manual compiling technical information on cross-laminated timber. (A parallel US edition is also available.) Tall Wood Buildings, by Vancouver-based architect Michael Green and educator Jim Taggart, focuses on the potential for mass timber’s use in mid-rise and high-rise buildings in urban centres. “Tall Wood buildings represent the most practical, effective and environmentally responsible solution to the global housing shortage,” write Green and Taggart.

Just how safe are mass timber buildings? That question was raised during a recent city council discussion on Delta signing an expression of interest to join the Provincial Office of Housing and Construction Standards Mass Timber Early Adopter Initiative. …Coun. Lois Jackson said there’s various safety questions that need answers. “I am concerned …about the firefighting, about the safety issues under construction, and I’m not sure we have those in place. They talk about having a water supply available for every floor that’s being constructed and I don’t know if we have that in place or not, a sprinkler system for the entire area under construction. VANCOUVER — An innovative Vancouver company is trying to change the way houses are torn down by salvaging every last scrap of reusable material — and it turns out to be good for not only the environment, but also the bottom line. This week, Unbuilders got to work taking apart a West Side Vancouver home built in the 1930s with old growth Douglas Fir. “For us, that’s a really precious material. It’s part of Canadian history, really, what that material is,” said Adam Corneil, company founder and CEO. “And we want to make sure that material goes back in the supply chain as opposed to into the landfill.” …Along with the windows, doors, and appliances, most of the salvaged wood will wind up at Habitat for Humanity’s Restore, where it will be sold and the profits invested into building more homes.

VANCOUVER, BC — Developers behind a proposed 19-storey luxury condominium tower built from heavy timber that was once hailed as the flagship project for B.C. wood buildings, have had creditor protection extended to December. Terrace House, designed by Japanese star architect Shigeru Ban, “will stand among some of the greatest residential buildings in the world,” Macario Reyes told Western Investor back in December 2017. …Built from mass timber using Douglas Fir from a sustainable forest in the Kootenays, above an 11-storey concrete and steel base, it was to be tallest hybrid timber building in the world. …Construction on Terrace House started in 2019 but was stopped early in 2020, with about 20 per cent of the structure complete. The project was facing cost overruns, according to documents. On May 29, 2020, Port Capital Development and Evergreen House Development, filed for relief. …Some now believe Terrace House may never be finished.

The company behind Ontario’s first six-storey mass timber residential rental building in Toronto sees it as a viable new model for midrise housing. R-Hauz Solutions Inc.’s co-founder and principal Leith Moore says the 13,500 square foot pilot in the Beaches neighbourhood is “a repeatable product” that speeds design, development and construction. Conventional wisdom suggests concrete and steel are the choice for six-storey residences but R-Hauz’s “unique” solution is comprised primarily of cross-laminated timber (CLT), says Moore, adding the pilot conforms to the city’s midrise guidelines. The largely prefabricated CLT structure will be assembled in less than six weeks, after the foundation has been completed, shaving weeks off the time to construct a concrete structure, he says.

The total market share of single-family, modular and panelized homes declined to 3% of single-family completions in 2019. This share is expected to rise moderately in 2020 and in the years ahead, due to the ongoing labor shortage in the residential construction sector and the need to lift labor productivity amid declining housing affordability. For 2019, there were 24,000 total single-family units built using modular (11,000) and panelized/pre-cut (13,000) construction methods, out of a total of 903,000 total single-family homes completed. …Moreover, this 3% market share for 2019 represents a decline from years prior to the Great Recession. In 1998, 7% of single-family completions were modular (4%) or panelized (3%). …With respect to multifamily construction, approximately 1% of multifamily buildings (properties, not units) were built using modular and panelized methods.

USDA: Transparent wood is the “window of tomorrow”

The Forest Products Laboratory (FPL) at the U.S. Department of Agriculture has developed a transparent wood that it’s calling the “window of tomorrow.” In collaboration with the Univeristy of Maryland and University of Colorado, FPL researcher Junyong Zhu developed the material, which the USDA says has the potential to outperform glass in nearly every way. “While glass is the most common material used in window construction it comes with a costly economic and ecological price,” writes the FPL. “Heat easily transfers through glass, especially single pane, and amounts to higher energy bills when it escapes during cold weather and pours in when it’s warm.” Glass production also creates a heavy carbon footprint, with yearly emissions reaching 25,000 metric tons. Transparent wood avoids these negatives.

Most Common Exteriors On New Homes are Stucco and Vinyl in 2019

According to the data from the Census Bureau’s Survey of Construction, stucco was the most common principal exterior material on new single-family homes started in 2019 (27 percent), followed by Vinyl siding (25 percent), fiber cement siding (such as Hardiplank or Hardiboard (21 percent), brick or brick veneer (20 percent). Far smaller shares of single-family homes started last year had wood or wood products (5 percent) or stone or rock or other stone materials (1 percent) as the principal exterior wall material. …Vinyl siding was the most widely used primary exterior material in 4 out of 9 census divisions. …Stucco was the most common in the Pacific, Mountain and South Atlantic divisions. …Brick or brick veneer was the top choice in East and West South Central divisions.

A Minneapolis office building made of wood — not steel — leads a nationwide trend

…the just-opened Catalyst Building in Spokane, Washington … a five-story, 150,000-square-foot structure is the newest of 384 large “mass timber” buildings in the United States. The technique was first used in 2011, and one of the earliest examples was T3, a seven-story, 221,000-square-foot office building in Minneapolis. According to industry figures, 500 more are under construction or planned. The Catalyst was built by Katerra, a construction company based in Menlo Park, Calif. The cross-laminated wood panels used for it were manufactured at Katerra’s 270,000-square-foot automated plant. The $150 million plant is the newest and largest of nine in the United States that make laminated wood panels, with three more in development. Both the building and the plant are at the leading edge of the fast-growing market for tall wood buildings constructed of the laminated panels, beams and columns that the industry calls mass timber.

NEWBERRY, MI – The Michigan Department of Natural Resources will use mass timber to construct a $5 million facility in the Upper Peninsula. The new building, still in the design stages, will house both the DNR’s customer service center and field offices in Newberry since current facilities in the eastern U.P. are outdated. The new building will include about 10,000 square feet of office space, 16,500 square feet of garage space and a community room that will be available for public use. Funding was approved when Gov. Gretchen Whitmer signed the fiscal year 2021 budget last week. …“Michigan has 20 million acres of forest land and a growing forest products industry worth over $20 billion,” Lott said. “This building will help showcase both of these Michigan assets.” Unlike steel and concrete, the wood used in mass-timber buildings helps take carbon out of the atmosphere.

Plastic bag law will ban plastic and paper bags, foam containers

New Jersey will be following the lead of Montclair and at least 57 other towns in banning plastic carryout bags at stores and food-service businesses. Paper grocery bags and polystyrene food containers would also be banned… On Sept. 24, the state Assembly and Senate gave their approval to what would be one of the most stringent bans on plastic products and paper bags in the country.  The bill… will go into effect 18 months after its passage. …Under the new law, stores and food services businesses would not be able to provide or sell single-use plastic or paper carryout bags. …Additionally, the bill voices support for New Jersey’s hemp-growing industry, as a provider of alternative material for bags and packaging. …The law has been praised by organizations such as the New Jersey Sierra Club… However, organizations such as the Chemistry Council of New Jersey and the American Forest and Paper Association voiced their opposition to the bill.

World’s tallest wood building rising in Milwaukee

MILWAUKEE, Wisconsin – Construction of Ascent, a 25-story mass timber building, is underway in downtown Milwaukee. When completed the 284-foot residential complex will be the tallest wood tower in the world, rising 4 feet higher than a mix-used structure built in Brumunddal, Norway last year. The $125 million building will feature a hybrid timber and concrete frame is being developed by New Land Enterpirses and Wiechman Enterprises. Laminated timber panels for the project are being manufactured in Austria and procured and managed by Swinerton Mass Timber of Portland, Ore. …The Ascent project received a federal grant from the US Forest Service to assist with the testing needed to prove mass timber’s ability to perform as well as traditional building materials like concrete and steel to meet U.S. building codes.

Researchers at the University of Melbourne are examining how plant and crop waste can be converted into recycled building materials, thereby minimising waste and improving sustainability within the construction industry. While agriculture is one of Australia’s most important industries, it also produces millions of tons of plant and crop waste each year. This waste comprises a diverse range of wood-like material, such as rice husks, flax shives, wheat straws, bagasse, canola stalks, oat hulls and grapevines. The UK Government’s consultation on extending the ban on combustible materials to more building types and lowering the height restriction in England from 18m to 11m closed on 25 May – as yet no decision has been reached. …Interestingly there has been quite a backlash since the consultation closed and what appeared to be a foregone conclusion now hangs in the balance… but it is not only the timber advocates. …The Committee on Climate Change has advised the government to use the coronavirus crisis as a catalyst for reducing the construction industry’s use of carbon. …But it is clear that the UK is out of step with the approach being taken by leading economies in Europe as evidenced by the actions of President Macron – he has ruled that all new publicly funded buildings in France should be delivered from at least 50% timber or other natural materials by 2022.

Pallet manufacturer looks to imports as timber crisis takes root

The State’s largest manufacturer and recycler of timber pallets has increasingly been forced to import timber as a result of a shortage of the product in the country. CJ Sheeran Group told The Irish Times that timber produced in the Republic usually accounts for 95 per cent of its raw material. By November, that could be as low as 70 per cent, meaning the company will have to import an increasing volume of the raw material. “What we’re doing is we’re starting to import timber from the Baltics and from Germany because we’re just nervous that if this problem does not get better or is not resolved fairly soon at least we will still have supply,” the company’s business development director, Fergal Moran, said. The problem Mr Moran is referring to is that shovel-ready, tree-felling projects have ground to a halt in the Republic as a result of delays in a Government appeal mechanism for such projects.

Carpenters wow public with medieval techniques at Notre Dame

With precision and boundless energy, a team of carpenters used medieval techniques to raise up — by hand — a three-ton oak truss Saturday in front of Notre Dame Cathedral, a replica of the wooden structures that were consumed in the landmark’s devastating April 2019 fire that also toppled its spire.  The demonstration to mark European Heritage Days gave the hundreds of people a first-hand look at the rustic methods used 800 years ago to build the triangular frames in the nave of Notre Dame de Paris.  It also showed that the decision to replicate the cathedral in its original form was the right one, said Gen. Jean-Louis Georgelin, who heads the cathedral’s reconstruction.  “It shows … firstly that we made the right choice in choosing to rebuild the carpentry identically, in oak from France,” Georgelin said in an interview. “Secondly, it shows us the … method by which we will rebuild the framework, truss after truss.”
