As tornadoes in Canada get more destructive, momentum builds for new building codes to save homes

Located in the rural outskirts of London, Ont., The Wind Engineering, Energy and Environment dome, or WindEEE for short, is a research facility of Western University. The work being done here advances our understanding of complex wind systems and is important because Canada ranks second globally, behind the U.S., for the most tornadoes recorded per year. Destructive twisters usually strike southern Ontario, southern Quebec, and the southern Prairies – and it’s a problem that’s getting worse. …WindEEE is used to assess how buildings and other infrastructure will perform under extreme wind conditions, supporting the work of scientists with the university’s Northern Tornadoes Project. …Across Canada, a patchwork of codes are in effect, with some jurisdictions working off of decades-old national code editions. …No provincial or territorial building code currently requires hurricane straps. South of the border, the hurricane-prone state of Florida has, since 2002, mandated that new homes have those metal clips. [This Globe and Mail story requires a subscription to read the full text]

…As extreme weather events are increasing, the way the places in which we live, work and play are designed and built becomes more important than ever. And building codes, which set minimum standards for structural protection, are a tool that, if they took climate change into account, could save lives and property.  …The Globe’s months-long examination reveals that Canada’s building code regulations are inadequate to stand up to our new climate reality and are largely based on outdated or poor-quality data that does not consider current or future climate change.  …In Lytton, a forestry consulting company that the town retained to create a wildfire protection plan, B.A. Blackwell & Associates Ltd., warned in its report that the community remains vulnerable. “It is not ‘if’ another wildfire will threaten Lytton, but it is ‘when’,” it said. TORONTO – The Government of Canada is taking action to fight climate change by reducing greenhouse gas emissions and improving energy efficiency. The buildings sector is the third-largest source of emissions in Canada, which is why Canada’s upcoming Green Buildings Strategy will be critical to achieving Canada’s climate targets, creating more climate-resilient buildings and supporting jobs in many sectors across the country. An effective strategy includes the development of strong building codes across Canada. Today, the Honourable Jonathan Wilkinson, Canada’s Minister of Natural Resources, announced a call for proposals for the Codes Acceleration Fund. The fund will support provinces, territories, municipalities, Indigenous governments and stakeholders in adopting and enforcing the codes needed to fight climate change and improve resiliency from coast to coast to coast. To decarbonize the buildings sector, Canada is proactively working with partners to adopt national model building and energy codes.

With Japan finally shedding COVID restrictions on business, the economy is expected to grow significantly in 2023. This particularly looms large for the commercial building and hospitality sectors. Once the borders reopened in October, inbound travelers came roaring back. …Combined with the projected demand from the Osaka Expo in 2025, there is a rush to restart stalled hotel and resort projects. The opening of the border was also a signal to Japanese consumers that it was ok to go out to enjoy activities such as dining and leisure shopping again, so commercial facilities in urban cores are seeing a return of traffic. Designers and architects who specialize in these projects are finally being contracted again. As a result, we see great opportunities for members in these recently dormant sectors. …BC Wood will help take the stress and uncertainty out of exhibiting at the show.

Construction in B.C. had a better year in 2022, as the economy gradually emerged from the lingering effects of the COVID-19 pandemic. The prospects for 2023 are mixed, however. …Helen Goodland, principal and head of research and innovation at SCIUS Advisory Inc. in Vancouver, said a sign of better times is that “we’ve finally realized that building housing is a good thing. The B.C. government realizes that mass timber is a technology in which we can be a world leader,” said Goodland. “Thanks to such initiatives as the Mass Timber Action Plan, mass timber is putting B.C. at the forefront of construction technology. Suddenly, mass timber is everywhere. It shows what can be done with the right combination of effort by government and industry.” …Mary Van Buren, president of the Canadian Construction Association, says the No. 1 problem Canadian construction faces is a continuing labour shortage.

The landscape of Canada’s Prairie provinces is dotted with the hulking presence of dilapidated wood grain elevators that are no longer needed. Many have been abandoned and fallen into disrepair. To some they are a relic of the past, posing a health and safety hazard. But to retired farmer Alvin Herman of Milden, Sask., they represent an opportunity. He started a company with other partners that dismantles the elevators, salvages thousands of feet of the weathered board and either repurposes the wood into decorative furnishings or recycles the scrap into mass timber building products like engineered wood panels, columns and beams. …The focus of the company is to remove dilapidated structures like grain elevators and reclaim and repurpose the lumber. In doing so, it removes a safety risk and stops the wood from being burned. …Much of the material used to build the elevators is old-growth wood, which is difficult to obtain.

Building with wood has become more common as of late, with new technologies and changes in building codes. …Tye Farrow of Farrow Partners Architects started working with wood before we worried about storing carbon. He did it because he thought it would make people healthier. He explains: “The natural experience lowers blood pressure, reduces heart rate and muscle tension. It reduces anxiety, increases emotional resiliency and boosts the sense of well-being. Architecture and design that is inspired by nature and the natural world can bring these health-promoting advantages to visitors. …Farrow has a book launching soon where he explains this all in greater detail. “‘Constructing Health’ explores the role that our built environments play in encouraging, enhancing, and causing ecological, physical, societal, and mind health,” said Farrow. …It will change the way you think about buildings and about wood.

Build more, pollute less: New academic-industry partnership to balance infrastructure needs with environmental integrity. U of T Engineering’s newest research centre will develop innovative ways to meet the urgent and growing need for infrastructure — without further exacerbating the climate crisis. The Centre for the Sustainable Built Environment brings together seven researchers from across U of T, as well as a dozen companies in construction and related industries. The goal is to identify strategies that will lower the environmental footprint of new infrastructure across the board by reimagining how they are designed, where they are built and even what materials they are made of. Professor Shoshanna Saxe (CivMin) and her collaborators plan to approach this complex challenge from several different angles. Some efficiencies can be found by looking at where new housing is built, as well as what it looks like.

Mass timber construction, which uses various forms of wood products including glue-laminated columns and beams and cross laminated (CLT) panels instead of more traditional steel and concrete materials, has been used for many years in Europe. In the United States, this construction approach is fast gaining traction. …Mass timber has two key differentiators from traditional materials that drive fundamentally different design and procurement processes. First, it is intended to be exposed, so the structure itself should be beautiful, elegant, and consistent. Second, the procurement of a mass timber building is quite different than a concrete or steel building, as there are many individual suppliers and subcontractors involved. …Another key factor is the limited number of mass timber manufacturers and their capacity. …To achieve the best results with mass timber projects, it is important to not only design and plan well, but to do so early.

Taking on California’s First Mass Timber Building

Mass timber is emerging all across North America. Beyond the benefits of natural materials and visible structures, the capabilities of industrialized offsite construction are beginning to change the model of delivery for an increasing range of buildings. When a California owner-developer proposed the first mass timber building in the state, they chose the experience, scope, and qualifications carefully, and the entire mass timber package was delivered on a train from Quebec, Canada. California joined international code trends acknowledging the performance and safety of mass timber construction types in September of 2022.  …The tragic wildfires in northern California had already introduced a demand for rapid rebuilds, with more fire-resistant construction.  The first Quebec prefab systems to reach the west were less publicized than mass timber, as high-end residential clients looked to the most experienced and custom offsite partners to rebuild towns like Malibu in 2019.

PORTLAND, Ore. — Inside a warehouse at the industrial Port of Portland lies what some believe could be the answer to Oregon’s housing crisis — a prototype of an affordable housing unit made from mass timber.  Once mass-produced at the factory being planned at the port, the units ranging from 426 square feet (40 square meters) to 1,136 square feet (106 square meters) could be deployed across the state to be assembled in urban and rural communities alike, potentially alleviating a critical housing shortage that has driven Oregon’s high rates of homelessness.  “I can’t wait to see these homes rolling down the road to those communities who need them right now,” said newly inaugurated Democratic Gov. Tina Kotek, who visited the prototypes Friday. …On her first full day in office earlier this month, Kotek signed an executive order setting a new housing construction target of 36,000 units per year — an 80% increase over current production — in a bid to address the state’s housing shortage.

Construction and the built environment are responsible for approximately 40% of global energy-related CO2 emissions. A significant percentage of this comes from the extraction, processing and energy-intensive manufacturing of building products.  To meet targets for net zero CO2 emissions by 2050, the construction industry must halve carbon emissions each decade, while still meeting the needs of a growing urban population, responding to the increasing demand for new buildings and tackling the urgent requirement to retrofit 29m existing homes in the UK alone to reduce energy consumption. …As it stands, wood is the only sustainable structural material that grows worldwide which can enable substantial decarbonisation of the built environment based on existing business models and proven technology. …Lifecycle assessment studies consistently show that timber products absorb and store more carbon than is emitted through their production – which means timber can actively reduce carbon emissions rather than adding to them on projects.

Bressanone, a small town nestled among Italy’s northern mountains, is 15,000 kilometers from the Australian metropolis of Sydney. The prefabricated wooden components traveled around world to Sydney to build Australia’s first sports stadium made entirely of wood. The idea of a wooden stadium was born to create an infrastructure that would be perfectly integrated with the natural park in which it is located. And it answers the ever growing demand from Australia’s largest cities for sustainable infrastructure to develop new ways of living based on green mobility and civil engineering. With this in mind, the Eric Tweedale Stadium, erected within Cumberland’s Granville Park, a vast green area near Sydney, was built using wood. The Italian wood …crossed seas and oceans inside eight containers carrying not just the wood but also the complex structure for the roof that covers the stadium’s 750-seat grandstand, conceived to withstand vibrations and hold up to strong winds.

London studio Waugh Thistleton Architects has unveiled the Black & White Building, a mass-timber office building designed for The Office Group in Shoreditch with a slatted tulipwood facade. The six-storey office building, the “tallest mass-timber office building in central London”, was built from a combination of beech, pine and spruce timber. Constructed from structural timber, they clad the exterior of the in tulipwood timber louvres from the street level to the roof. “The design means that you also get the beauty of the timber internally,” co-founder Andrew Waugh told Dezeen. …Waugh Thistleton Architects constructed the 4,480-square-metre Black & White Building from prefabricated components that were precision-engineered to be slotted together. This means the building, which Waugh describes as “visibly sustainable”, is dismantlable and can be disassembled rather than demolished at the end of its life with its materials reused.
